Location & Access
This substantial property is set in 14 acres of mature gardens and pasture-land and is within 16 miles by road of the Celtic Manor Resort and Country Club. The Resort is accessible in less than 25 minutes via the M4 motorway under normal traffic conditions.
It is accessed by a single private lane allowing privacy and facilitating security for the clients. The lane is passable by car, coach and lorry.
There is the possibility of helicopter access, with a military-specification heli-pad able to be set up at additional cost (adequate notice required for this facility to be set up) – quotation available on request.
Accommodation
The property itself is wooden-beamed and parts of it date back to 1755. It has undergone tasteful expansion in keeping with the original building.
The house and grounds have been used as a film-set by the BBC for a nationally-aired drama series in the recent past.
This spacious property is on three levels and comprises five double bedrooms and two single bedrooms, large well-appointed kitchen with AGA range and new dishwasher, oven, induction hob and washing machine.
There is a choice of four dining areas and three sizeable reception rooms.
Two of the bedrooms have showers and washing facilities en suite, and the master bedroom has two dressing rooms and a full en suite bathroom with bath, toilet and washing facilities.
There are in addition two modern bathrooms with bath, shower and toilet facilities.
The main reception room has a 52” television with full cinema surround sound and full-package satellite television.
The other reception areas also have separate full-package satellite televisions.
WI-FI broadband is available within the house and grounds.
An alarm system is operational within the house.
Parking
There is a large gravelled parking area within the property with space for many vehicles, and even a lorry.
A separate parking area at the gated entrance to the property has space for 4-6 more vehicles.
In a separate coach house within the grounds, there are three garages, ample storage space, and additional toilet facilities.
Entertainment Capacity
There is ample space for 2-3 large marquees in the grounds, and the coach-house garage block has previously been used as a catering base. (NB additional costs may be incurred to cover re-turfing areas used in this way)
The reception rooms and dining areas have the capacity for smaller-scale entertainment within the property.
Additional services – adequate notice will be required for these to be set up
Security Guard
By separate negotiation and at additional cost, there is the possibility of providing security guard with extensive military experience of close-quarter protection, and experience of confidential guarding of political figures and celebrities.
Emergency Medical Services
In addition, 24-hour consultant level emergency medical services can be arranged at additional cost, allowing the clients to be managed initially, and possibly even wholly within the property.
Accommodation for supporting staff
There is a privately-run B&B adjacent to the property which can be booked by prior arrangement and by separate negotiation for the clients’ supporting staff.
